House on the prairie: Pelican Lake Ranch families find having some elbow room creates tighter bonds with neighbors (Featured in the Denver Post) Eric and Michelle Bolhuis set out to raise their kids in a single-family home on a typical builder’s lot in Greeley, where their family area was so close to a neighbor’s dining room that “we could see what they were having for dinner,” recalls Michelle. But the Bolhuises set their sights on more privacy. They made frequent excursions down to Pelican Lake Ranch, 15 minutes closer to Denver, where they saw sites that averaged 2 acres each and that came with an eye-popping complement of amenities — at prices comparable to new homes on tract lots. “Now we have our piece of heaven,” says Michelle, showing off the three-bedroom ranch with four-car garage they built with one of Pelican Lake Ranch’s participating builders two-and-a-half years ago. The price for that then was around $370,000. But even after Denver’s run-up in prices over the past two years, families can still pick a site from 32 large lots that Pelican Lake Ranch is preparing to release this month and create a new home that could be from the mid-$400,000s, well below the average single-family resale home price in the Denver area last year. The Bolhuis family — kids Allison and Garrett attend high school in nearby Gilcrest — find they’re getting an unexpected dividend along with their much larger site. “We know practically all of our neighbors now,” says Michelle. “Back in town, we knew the neighbor on this side and the neighbor on that side. Here, we were invited over for dinner the night we moved in.” Helping make those connections are highly Western amenities: a community pool and tennis courts that kids say they spend all summer at, along with miles of trails, equestrian facilities (homes are zoned for horses) and a stocked lake. All of that’s supported by HOA fees currently running only $300/year and a tax-deductible metro district assessment. Included is a community clubhouse that rents out for private events for only $150 (the Bolhuises have already done that twice — once for her birthday, once for an anniversary)... Eric Bolhuis, who flies for Southwest, uses the location for a 40-minute commute to DIA, but Wernsman says Pelican Lake Ranch residents use this as a bedroom community for lots of employment destinations: Broomfield, Longmont and Denver’s north I-25 corridor...
